TU CONTRATO YA NO TERMINA Todos los contratos de alquiler quedan prorrogados hasta el 31 de diciembre de 2028. Dos años más. Tú no decides nada sobre tu propiedad.
SI NO RENUEVAS, PAGAS AL INQUILINO ¿Se acaba el contrato y no quieres seguir? Se siente mucho, amigo. Antes tienes que indemnizar al inquilino con 12 mensualidades.
Y ojo: 12 mínimo. La cifra nunca puede bajar de una mensualidad por año que haya vivido allí.
A Mari Carmen por ejemplo le tendrán que dar 90.000 euros si la echan de allí.
Solo te libras en tres casos: --la necesitas para ti o tus hijos --que el inquilino no viva allí --o que tenga otra casa en el municipio
Si eres tú quien la necesita y no la ocupas en 3 meses, pagas igual.
¿Y si el que se va es el inquilino? Avisa 2 meses antes y no paga nada.
SI DEJA DE PAGAR, TAMPOCO Si el inquilino acredita "vulnerabilidad", no puedes desalojarlo de ninguna forma. Has perdido el control por completo.
Si la administración no lo realoja o te compensa, se queda allí de gratis. Se siente.
¿Y EL ALQUILER DE TEMPORADA? También regulado. Hay que justificar por qué es temporal. Si no lo justificas, es como alquiler ordinario.
¿RESULTADO? Ya lo sabes, ¿no? Ningún propietario va a firmar un contrato del que no puede salir sin pagar indemnizaciones brutales que lo arruinen.
No vas a ver menos abusos. Vas a ver menos pisos libres. Nadie querrá asumir ese riesgo. Los precios se dispararán.
